Link financing programs fill the gap for Americans seeking homeownership that would otherwise be locked out. Offered through Trio’s approved network of lenders, Link provides up to 100% financing to college graduates, first time home buyers, small business owners, gig workers, those with student loans, ITIN borrowers and multi-generational households.

QUALIFYING FOR LINK HOME FINANCING IS EASY

Qualifying is simple with no limitations on household income and a minimum credit score of 580 to 600. Link qualification looks beyond credit score relying on your rental history and employment for most approvals.

Link home financing programs include a 40 year fully-amortizing home product, a 20 year seller-financing product, and a 5-year convertible lease. Link Fixed Rate and Convertible Leases are backed by assumable 30-year FHA OwnOption Mortgages.

Link provides participating lenders with uniform national underwriting guidelines and a solution for applicants that may otherwise be denied. Through Link, lenders can expand their offerings to help more households enter into homeownership and save closings that would otherwise be denied.

With Link Home Financing, customers benefit from a fixed interest rate and financing for up to 40 years. Down payment assistance is available providing up to 100% financing. Monthly payments are fixed and include principal, interest, property taxes, servicing and required insurance. Link Fixed Rate program includes HUD approved counseling and financial assistance should a customer face a short-term hardship. With Link’s 40-year term, monthly payments are more affordable and ownership is more secure.

The Link Convertible Lease allows customers to lease a home for 5 years, with the option to convert to Link Fixed Rate after 18 consecutive on-time monthly payments. The home price does not increase upon conversion, and the lease is replaced by a Link Fixed Rate at the then amortized payoff balance. The converted balance decreases monthly by reflecting the principal portion of a comparable Link Fixed Rate payment. Equitable ownership of the home is transferred to the customer at the time of conversion.

WHAT’S REQUIRED?

The Link Convertible Lease requires a down payment equal to an FHA mortgage at just 3.5% of the home price, plus standard escrow and title closing costs. You can fund these costs from your savings, from gift funds or from down payment assistance programs. Talk to your mortgage professional for more information.

The Link Buyout Agreement is a 40-year home purchase contract that provides equitable ownership through a seller financing agreement. Under a Link Buyout Agreement, the home is first purchased by Trio from the original seller and then bought out by the customer through their monthly payments.

HOW IS IT DIFFERENT THAN A CONVENTIONAL LOAN?

Link Buyout Agreements are legally structured as seller financing agreements with each payment including a buyout amount and a profit charge. Link Buyout Agreements do not charge interest. The Link Buyout Agreement is a Shariah compliant Murabaha contract and certified under AAOIFI standards with annual audits provided by an international compliance firm.

QUALIFYING FOR LINK BUYOUT AGREEMENT

Qualifying is similar to a traditional mortgage, however, because this is a direct sale to the customer, adherence to third party requirements (like Fannie Mae or Freddie Mac) are not required. Items such as income from self-employment, second jobs, duration of employment, citizenship and other such items allow for higher approval levels. A minimum credit score of 600 is generally required along with other qualifying conditions including rental history and employment.
